Letting Fees

Let Only Service 12% incl. VAT

Renewal Fees

A renewal fee is due if the tenant or anyone associated with the tenant continues to reside in the Property after the original tenancy term ceases. The fee is due irrespective of the level of service

Additional Non-Optional Fees and Charges

  • Inventory Fees: £100 to £250 inclusive of VAT

Prices are dependent on the number of bedrooms, size of property and furnished/unfurnished.

  • Check-In Fees (landlord’s cost): £70 to £190 inclusive of VAT

  • Deposit Registration Fees for unmanaged properties: £40 inclusive of VAT

Protection of the Deposit under the Tenancy Deposit Scheme.

  • Energy Performance Certificate: between £80 - £120 inclusive of VAT

  • Gas Safety Certificate: £70 inclusive of VAT

  • Electrical Certificate: a range of £165 - £250 plus VAT

  • Additional Property Visits: £60 inclusive of VAT
  • Arrangement Fee for refurbishment/works over £750: 12% of net cost inclusive of VAT

Arranging access and assessing costs with contractor, ensuring work has been carried out in accordance with the specification of works, retaining any warranty or guarantee as a result of any works.

  • Late Payment Fee: £90 inclusive of VAT + interest

If our account for remuneration remains unpaid for more than 30 days after the due date, interest will become payable at the rate of 8% p.a. above the Bank of England base rate.

  • Landlord withdrawal fee after offer has been accepted: £200 inclusive of VAT

If a proposed Tenancy is withdrawn by the landlord after agreeing to proceed for any other reason than unsatisfactory references, the landlord agrees to pay this fee as a contribution towards administrative & marketing costs.

  • Rent Review Fee £0

Review rent in accordance with current prevailing market condition and advise the landlord, negotiate with tenant, direct tenant to make payment changes as appropriate, update the tenancy agreement, serve appropriate notices to tenants.

  • Fee for Organising End of Tenancy Deposit disputes for Managed Properties (Landlords) £0

Negotiate with landlord and tenant any disbursement of the security deposit, return deposit as agreed with landlord and tenant to relevant parties, remit any disputed amount to Scheme for final adjudication, unprotect security deposit, instruct contractors, obtain quotes, organise repairs/replacement/cost of any broken or missing items.
